Commercial Sleeping Accommodation

If you own or operate a commercial premises with sleeping accommodation such as a hotel, B&B, or holiday let, you are legally required to complete and maintain a fire risk assessment and record the significant findings in writing.

Requirements

  • Identify hazards and people at risk
  • Keep escape routes clear
  • Maintain fire detection and warning systems
  • Have an up-to-date emergency plan
  • Conduct regular evacuation drills

Residential Sleeping Accommodation

If you manage or are responsible for residential premises with sleeping accommodation such as blocks of flats, Houses of Multiple Occupation (HMOs), or supported housing, you must carry out a fire risk assessment that covers both common areas and individual units.

This also applies to high-rise flats and student housing.

Requirements

  • Assess common areas and individual dwellings
  • Ensure appropriate evacuation strategy (stay put, simultaneous, phase or other)
  • Provide clear signage and maintain escape routes
  • Keep detection systems in working order
